Understanding Closing Costs in Florida
Closing costs are the fees and charges due at the time of closing, in addition to your down payment. For buyers in Florida, these typically range from 2% to 5% of the purchase price.

What Are Closing Costs?
Closing costs are fees paid to various parties involved in the transaction — the lender, title company, county, and service providers. They are separate from your down payment and due at the closing table.

Who Pays What in Florida?
In Manatee and Sarasota counties, the seller typically pays for the owner’s title insurance policy — but this is negotiable. The buyer pays for the lender’s title insurance if financing is involved.
Florida has no state income tax, but it does have documentary stamp taxes on deeds and mortgages. These are non-negotiable government fees and apply to all transactions.
Cash Buyers
If you are purchasing with cash, your closing costs are significantly lower — no lender fees, no appraisal, and no mortgage-related taxes. Typical cash buyer closing costs in Florida range from 1% to 2% of the purchase price.
