Two Counties, One Community

Lakewood Ranch straddles the Manatee and Sarasota county line — University Parkway is the dividing line. The northern villages sit in Manatee County (ZIP 34202 and 34211), while the newer Waterside section lies entirely in Sarasota County (ZIP 34240).

What Makes LWR Different

Every village in Lakewood Ranch is master-planned before the first home is built. Roads, utilities, parks, schools, and commercial areas are pre-designed as a system — not retrofitted. The result is a community that functions exceptionally well as a daily living environment.

Most villages carry CDD fees — Community Development District charges that appear on your annual property tax bill. Older villages have lower CDDs as bonds are partially retired. Newer villages have higher CDDs but offer larger, more modern amenity centers. Sea to Sky Realty provides a full CDD and HOA breakdown for every village before you make an offer.

All Lakewood Ranch villages have HOA fees and most carry CDD fees — these are in addition to your annual property taxes. Short-term rental restrictions apply in virtually all LWR villages. Established Lakewood Ranch

The original Lakewood Ranch — ZIP 34202, north of University Parkway, west of Lorraine Road. These are the founding villages, developed from 1995 onward, with mature landscaping, established infrastructure, and partially retired CDD bonds that translate into lower annual fees than newer sections.

The original Lakewood Ranch Country Club anchors this area — a private club with three championship golf courses, tennis, fitness, and dining. Homes range from $350,000 townhomes to $3M+ custom estates on the golf course.

CDD Fees Are Real Costs

Community Development District fees appear on your annual property tax bill and are not negotiable. They range from under $1,000 per year in older established villages to $4,000+ per year in newer sections and amenity-heavy communities. Always factor CDD fees into your true carrying cost. No Short-Term Rentals

Virtually every Lakewood Ranch village prohibits short-term rentals of less than 30 days. Most communities require minimum 6-month leases, and some require 12-month minimums. LWR is an owner-occupant and long-term rental market. Builder vs. Resale

New construction in LWR typically comes with builder warranties, modern energy standards, and the ability to customize finishes — but at higher CDD fees and without the mature landscaping of established villages.
